Similarly, Hut 8 has maintained confidentiality regarding the tenant's identity. This strategic alliance underscores a significant commitment to expanding AI-driven infrastructure, with a base contract value reaching into billions.

The significance of this partnership extends beyond mere client identification; the financial details of the contract are equally compelling. Hut 8 previously disclosed a second 15-year lease for 352 megawatts of IT capacity, effectively doubling the existing footprint with the same high-caliber tenant to a total of 704 MW. These two long-term agreements collectively represent a substantial $19.6 billion in base-term contract value for the facility. It's crucial to note that a larger figure of $50.2 billion often cited for this project is contingent on the exercise of renewal options, indicating it is neither guaranteed income nor a present valuation of a firm obligation.

Should the Financial Times' reporting prove accurate, Nvidia's role becomes pivotal, not solely because the Beacon Point facility will utilize its advanced AI chips. As the potential lease counterparty, Nvidia would be responsible for rent payments on 704 MW of Hut 8's operational capacity. This arrangement could transform Hut 8's data center into a vital channel for deploying Nvidia's AI systems to a broader customer base. The Financial Times also speculated that Nvidia might opt to sublease portions of the site to its neocloud partners, enabling them to offer AI computing services powered by Nvidia's Graphics Processing Units (GPUs). To date, no such subleasing agreements have been publicly announced. Nvidia's public statements have instead emphasized its DSX architecture, a framework designed for the development, construction, and operation of large-scale AI factories in collaboration with ecosystem partners.

The contractual relationship between Hut 8 and its tenant is foundational. The $19.6 billion base-term value, as well as the overall credit standing of the project, is supported by the tenant's rental obligations. In turn, Hut 8 Corp. is tasked with delivering the energized facilities according to the agreed-upon schedule. In June, the company successfully secured $4.25 billion through non-recourse, investment-grade senior secured notes for the Beacon Point initiative. The completion of the first Phase 2 data hall is anticipated in the second quarter of 2028. Managing the ongoing construction, addressing potential tenant concentration risks, and meeting the financial requirements of developing a 1-gigawatt facility remain key challenges for Hut 8.

Market sentiment, as reflected in Insider Monkey's database, indicates a slight decrease in hedge fund interest in Hut 8's stock. As of the end of the first quarter of 2026, approximately 60 hedge fund portfolios held long positions in HUT, a modest reduction from 64 portfolios at the close of December 2025. Conversely, exchange data from July 15 revealed that 324,052,767 NVDA shares were sold short, representing 1.39% of the public float. Nvidia's most recent 10-Q filing did not suggest any pending stock mergers or convertible debt balances that would typically create an arbitrage short opportunity. This relatively low short percentage does not imply a crowded short position, nor does it provide a strong basis for anticipating a short squeeze.

The unfolding developments surrounding Nvidia's reported involvement with Hut 8's data center leases represent a significant strategic alignment in the rapidly expanding artificial intelligence sector.
