Barclays Raises Digital Realty's Price Target Amidst AI Surge

Barclays has recently upgraded its price target for Digital Realty Trust, Inc. (NYSE:DLR) from $189 to $197, while retaining an "Equal Weight" rating. This positive adjustment is attributed to an optimistic outlook for communication infrastructure real estate investment trusts, fueled by robust hyperscale demand and the rapid expansion of enterprise AI applications.

Strategic Acquisition of Northern Virginia Data Centers

Digital Realty and Blackstone have jointly announced a significant transaction where Digital Realty will acquire stakes from Blackstone-affiliated funds in three fully operational data centers located in Northern Virginia. The deal values these assets at an impressive $7.8 billion, with an anticipated initial stabilized capitalization rate exceeding 6.5%.

This strategic financial arrangement demonstrates confidence in DLR's future performance and its ability to integrate high-value assets effectively.

Portfolio Enhancement and Future Stabilization

The acquired portfolio includes two data centers in Manassas and one within the Digital Dulles campus in Sterling. Each facility boasts 96 megawatts of IT capacity and is entirely leased to three distinct, investment-grade hyperscale clients. Projections indicate that two of these data centers will achieve stabilization by the first half of 2027, with the third following in the first half of 2028. The completion of this acquisition is slated for June 30, pending standard closing conditions.
