Anthropic, a leading artificial intelligence research company, has finalized a substantial 20-year agreement with TeraWulf for a data center campus located in Hawesville, Kentucky. This landmark deal is anticipated to bring in around $19 billion in guaranteed revenue throughout its initial duration, marking a significant step in enhancing Anthropic's high-performance computing operations. The data center, known as Justified Data, is designed to support a substantial 401 megawatts of critical IT capacity, with phased delivery commencing in the latter half of 2027 and reaching full operational capacity by early 2028. This long-term commitment underscores Anthropic's expanding infrastructure needs for its advanced AI development.

The agreement between Anthropic and TeraWulf is a strategic move for both entities. For Anthropic, it ensures a stable and robust computing environment essential for scaling its AI initiatives. For TeraWulf, this long-term lease validates its pivot towards AI data center infrastructure, moving beyond its foundational cryptocurrency mining operations. Paul Prager, TeraWulf's Chairman and CEO, highlighted that this announcement aligns with earlier investor expectations of securing a major client by mid-2026, confirming the successful conclusion of all necessary documentation and transactional procedures. The financial markets reacted positively to the news, with TeraWulf's stock experiencing a significant surge of over 16% in premarket trading following the announcement.

In a related development, TeraWulf also disclosed its decision to sell its controlling 50.1% interest in the Abernathy Joint Venture. This venture involved a 168 MW data center campus under development in Abernathy, Texas. The stake is being acquired by an investor consortium spearheaded by Fluidstack, a partner in the joint venture. The total transaction value is approximately $530 million, structured into three installment payments: an initial $250 million within two weeks of signing, $150 million by December 31, 2026, and the remaining $130 million by April 30, 2027. TeraWulf indicated that its initial investment in this project was around $450 million.

The capital generated from the sale of the Abernathy Joint Venture is earmarked for reinvestment into data center opportunities where TeraWulf retains complete ownership and direct operational oversight. This move accentuates the company's refined strategic focus on AI data center infrastructure, aiming to maximize control and efficiency in its core business. The emphasis on wholly-owned assets reflects a broader industry trend where companies seek greater command over their infrastructure to meet the rigorous demands of AI and high-performance computing workloads. This repositioning is expected to bolster TeraWulf's market presence and operational capabilities in the rapidly evolving AI sector.

This comprehensive strategy, involving both the long-term lease with Anthropic and the divestment of its joint venture stake, positions TeraWulf to concentrate its resources and expertise on the burgeoning field of AI data center solutions. The company's transformation from a cryptocurrency mining background to a dedicated AI infrastructure provider highlights its adaptability and foresight in capitalizing on emerging technological demands. The deal with Anthropic is particularly significant, providing a stable revenue stream and affirming TeraWulf's capabilities in supporting advanced AI applications. Meanwhile, the Abernathy sale facilitates a strategic reallocation of capital, reinforcing TeraWulf's commitment to developing and operating its proprietary data center facilities. This dual approach is set to solidify its standing in the competitive AI infrastructure landscape.

Housing Market Sees Significant Dip in Asking Prices, Shifting Dynamics for Buyers and Sellers
The US housing market is experiencing a notable shift as national median asking prices for homes dropped in June, marking the eighth consecutive month of decline and the steepest year-over-year fall since 2017. This trend suggests a more adaptable stance from sellers, moving away from initially inflated prices. However, regional variations persist, and the broader affordability challenge for potential homeowners remains a critical concern, despite the price adjustments.

Despite significant stock market gains in 2026, the S&P 500's price-to-earnings (P/E) ratio has actually contracted, driven by exceptionally strong corporate earnings growth. This surge in profitability, with consecutive quarters of over 20% earnings increases, suggests a robust underlying economic foundation. If this trend of high earnings growth persists and even exceeds expectations, it could further propel stock prices, offering a dual boost of rising valuations and continued earnings expansion.
