(ALCO) successfully navigated a pivotal business model transition, with land management emerging as its primary revenue driver. The company announced a 7.7% year-over-year revenue increase, reaching $9.0 million, predominantly fueled by its diverse land management activities. This marks a substantial shift from its historical reliance on citrus operations, which saw an 85.6% decline in revenue to $1.1 million following the completion of its final major citrus harvest.

A key development in this strategic pivot is the establishment of a new agricultural lease agreement for approximately 3,280 acres located in Hendry County, Florida. This lease, which commenced on July 1, 2026, includes an attractive purchase option for the lessee, initially valued at $29.52 million ($9,000 per acre), exercisable until June 30, 2029. This innovative lease structure allows Alico to generate consistent agricultural income while retaining the flexibility for future land value realization without incurring immediate development risks. Minimum contracted base rentals for this agreement total $16.6 million post-June 30, with an estimated $1.9 million expected in FY27, bolstering recurring revenue visibility.

The company's strategic vision also extends to its Corkscrew Grove East Village project. Following its successful local approval in April, this large-scale development is now advancing through the crucial state and federal permitting phases. Corkscrew Grove Villages encompasses roughly 4,660 acres, earmarked for two master-planned communities featuring approximately 9,000 homes and 480,000 square feet of commercial space. With potential construction slated for 2028 or 2029, this project is poised to significantly de-risk the company's valuation as regulatory milestones are met. Alico is proactively funding essential infrastructure, such as a $5.1 million advance to the Corkscrew Grove Stewardship District for a wildlife crossing, demonstrating its commitment to project advancement while limiting direct exposure to full vertical development burdens.

Financially, Alico's liquidity has seen substantial improvement. Cash reserves increased to $55.6 million by June 30, up from $38.1 million at the end of FY25. Net debt concurrently decreased to $29.8 million from $47.4 million, extending the company's operational runway through FY29 without necessitating additional asset sales. The company has also demonstrated a commitment to shareholder returns, repurchasing 245,399 shares and distributing approximately $1.1 million in dividends through the first nine months of FY26. Furthermore, the acquisition of the remaining 49% interest in Citree for $2.0 million cash and assumption of $3.3 million in debt has consolidated full ownership of approximately 1,200 acres in DeSoto County, giving Alico complete control over future monetization strategies for this valuable land.
